Yes the "disclosure" is definitely apart of wearing the double hat of investor/agent.

I write the contract, get proper disclosures, forward to title company and just make sure all parties follow their deadlines and get to the closing table.

Unless there was possibly a disclosure filled out by the owner, but even still they could say they didn't know about the damage since it was "hidden".  

There are a lot of disclosures required for seller financing and if he didn't do it exactly right he could be liable as predatory or worse, fraudulent.

Many states have mandatory disclosure rules for certain properties.

Disclosure I have a small amount in Realtymogul in their Mogul Reit 1 and it pays out slightly less than 8% annualized on a monthly basis, this isnt to say it will always perform but so far it has done that for me however it is highly illiquid and it probably will remain that way.
