I was thinking notes, but finding good notes in an area I'd be willing to foreclose in is difficult, I only know of PPR notes and FCI Exchange. 50k doesn't seem like enough to get into lending and I'm not an Accredited investor.

I see no indication that anything has change in our market but 1) that is today, maybe tomorrow there will be something 2) most of the things that cause depreciation cycles are seen by very few investors 3) Even if I miss nothing and the market stays highly desirable, any estimate ROE based significantly on appreciation (rent and property) is hardly more than an educated guess.My point is calculating expected ROE that has a significant dependence on appreciation is very difficult.  I
