Neither of them have any investment experience or real estate experience so this is just a suggestion of theirs.QUESTION: So I suppose my question is whether or not I should devote time to getting a license or should I just research and just use and agent when it's time.

Just depends on how much time you have to devote to real estate investing or if your opportunity cost of leaving the primary income stream is too high.

How much time do you have to devote to real estate investing? 

The tangible property regs are dense enough to devote an entire college semester class to. 

Otherwise, part time real estate activities will take valuable time away from you being able to devote your full efforts to your full time career.

I'm not sure how valuable my opinion is in this space, as I have near-zero experience here (I've looked at a few deals offered to me, and didn't have the ability at the time to devote the time necessary to fully understanding them, so I passed).
