I am very pleased with my NW contact though; She answers her phone every time or calls me back right away, helped me find contractors and get bids, helped me find property managers, help me understand their '212 Loans' program, so I feel like my hand is being held through the whole cycle.

So, I have proof that I asked two ways three different times to show a judge, if needed.I did have a tenant call and ask for the check and accounting once about two months after he left and I explained the process again.

Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?

They are effectively like any other syndication (by definition they are a syndication), but put in place a legal ownership structure to accommodate 1031 proceeds.I understand why they have higher fees than the typical syndication, given the complexity in their ownership structure compared to a "typical" syndication.At the end of the day, any return from a syndication (typical or DST) is going to be primarily driven by market cycles.
