Need Investment Advice / Property management Company

Hi everyone! My name is Hassan. I own a remote design agency in Florida, but I don't live in the U.S. I have some liquid cash in my U.S. bank account and would like to start investing in real estate. I'm interested in small properties valued under $100k with 2-3 bedrooms. I'm looking for seller financing options with a $10-15k down payment. For a $100k house, we can agree on payment terms and pay the seller $120k over time. I'm considering Section 8 tenants but would really appreciate advice, as I'm not very experienced in this area. I can start with 2-3 properties and have proof of funds and a 4-year business history in the U.S. Let me know if anyone can provide real suggestions.
