At the time, I had determined it was not a cost effective solution (even though I was paying myself the interest) once you considered the CMHC insurance premium, the originating fees, and the custodial/servicing fees.

Compared to an IRA, Solo 401k contributions limits are roughly ten times higher.There is no custodial requirement for the 401k.You don't need the additional expense and administration of an LLC to have checkbook control.There is a built in-Roth component whereas IRAs are either traditional or Roth, not both.A spouse can also participate in the same Solo 401k plan.The Solo 401k has additional tax benefits over an IRA when investing into real estate using leverage.The penalties for prohibited transactions are less severe, though it's best not to utilize this benefit :)

Through experience with the Family Court and the new cash cow of each state now, known as CSE Child Support Enforcement, I understand how you come up with your statement or conclusion.But, from being a non-custodial parent and the American economy situation, (unemployment, lay-offs, poverty, homelessness etc. etc. etc…) causing arrearages in court ordered CS payments, it is the CSE with the support of Family Courts that put you on the streets.
