The half that he occupies qualifies for him, but the other half is an investment property and does not qualify, therefore they will split the purchase price according to the proportions of the property vs investment.Usually it is 50/50 but if one side is larger than the other one you could get a 60/40 split.Split the purchase price accordingly.
