Currently am reading about how to look at liens and the obstacles they present, the foreclosure process, tenants, etc.Once I have a property I’m looking at the Fix & Flip technique.

There are lots of good books on this subject, ranging from real estate investing overviews to very detailed books on specific plumbing techniques and everything in between.

Any "guru" material is mostly good for motivation and for getting the basics of a specific technique.

And, directmail using letters, first class stamps.Mind you, I did not do these marketing techniques for long periods of time.

Anyone have other techniques/ideas?

It is an old-school technique.
