@John Boychuk I found out the pipes weren’t frozen, they have been flushing cigarette butts down the toilets so they are gone.

When I asked if she could recommend him she made the following pointsThey're currently evicting him and he was evicted once before (nothing showed up in my Cozy background check btw)He lied about only having a dog for two weeks, and now they're going on 9 monthsThe dog poops all around the community groundsHe's a smoker and litters his buttsHe was fine up until about 6 months ago when he stopped paying rentHe won't let anyone in the apartment even for radiator workHe's lost a lot of weightetc..So I denied the application but the tenant replied back very cordially asking what the landlord said because he was curious how they could give a bad recommendation.

Carpets ruined, wall with holes and dirty, water damage to vanities, shattered light fixtures, garbage piled 6 feet high in a closet and cigarettes down in the basement (I’ve issued notices in the past for smoking).

When she moved out, I rehabbed the property including new primer and paint throughout (previous smoker lived here), tile throughout, and a whole house rewire.

2) I have photo evidence of cigarette butts in the unit and communal basement3) They have adults living in the unit that are not on the lease no approved of by myself or the former Landlord.4) They owe the former landlord 3 mo of back rent and have not paid me yet for Feb 20195) The tenants have now gone silent...they are not returning texts or phone callsBased upon the above violations, do I, as the new Landlord have the right to terminate the existing lease made between tenant and the former Landlord?

The bad:credit score is lowIncome is just barely over 3XrentThe good:has been in the same job over 3 years.Has a solid rental history with no evictionsHas a clean background checkCar is paid forMore info:  this is a single guy, 22 years old, no pets, but is a smoker (at least he's honest about this).We really want to get a tenant placed and we haven't had any other applicants.

This is a non-smoking property and she marked non-smoker on her application, and I'm not sure if the smell is from her smoking or from her workplace, all I know is I do not want my property to smell like a smoker has been living there.
