They could be fine for another number of years, or catch on fire at any time, so I'm glad you're replacing it (the only legit solution unfortunately). $10/Amp is a fair price around here for a basic panel swap (~$2k for a new 200A panel, you might be able to get by with 150A depending on your loads).

I was just in the hospital with complications with my pregnancy, and am pretty overwhelmed with dealing with that.

Items like kitchens, bathrooms, convenient laundry, nice flooring are most likely to catch the eyes of renters and can justify market or slightly higher than market rent.

Don't let them catch you with your pants down.

I feel like I have some catching up to do and I think Bigger Pockets and this community is the right place to learn how to do it.

You may not like all the taxes you pay, but you probably like the roads you drive on, the firefighters who put out your house when it catches on fire, police, schools, airports, football stadiums, regulations against poisons in toothpaste, and numerous, numerous other things the government does.Track down and work with a good accountant or tax strategist.
