If you are a spouse, minor child, etc the rules are different than if you are an adult friend. 

Rental property taxes can be tricky, but you have a few solid options:1.

Whether you want an Airbnb in a vacation spot you can use or a standard single-family home in an appreciating area, there are many options.

If anything, have a small sign in front of the house that says who the builder is and phone number (that's common for contractors to do, and also so that neighbors feel they have some to call if there is dust blowing from the site or whatever), and then you may have people calling you asking about availability (people always want something more that they had to chase and can tell their friends the story of how they got the house). 

But, there are still deals that can make sense depending on your budget. 

While Maine is on my radar, I'm also considering landlord-friendly states like Texas and Florida for potential investments.

In PA you can build an entire 2000sqft home for that budget, and PA is not cheap. 

When investing in high cash-flow markets, I always recommend working with an investor friendly agent so you're able to gain the right insight on the different areas and the risks involved.

I am perfectly fine holding X amount in real estate.If I do see an opportunity another option is to lock it up and sell one of my existing if I think this property will perform or appreciate significantly more.
