Hi there,I am looking for advice on a current deal in Oak Lawn / Knox / Henderson area Dallas.This is a small <45 probably class B, Boutique unit, which has been gutted and rebuilt, almost 90% leased in a very short time (although were given 1st month concession to fill the apartments).

Many neighborhoods and cities are getting upset about their SFR neighborhoods becoming boutique hotel sites, changing the character of family neighborhoods, as they add traffic, transients, take parking, etc.

My RE license is at a boutique and I have learned the following above there far faster than placing it at a flagged re office.Let me know if you have any questions.Regards,Joe Scorese

But, also have a smaller, boutique property manager I've consulted with as well.

I have a friend who is renting a  boutique right down the street and I am looking to develop and rent to her and another renter (the district allows for multiple uses that are limited to a certain size each - The land  has the ability to have 3 possibly 4 commercial/retail rentals on it.

We’d either live in one of the units so that our mortgage is being paid for, or, stay in our current house while still investing-Build or remodel a boutique STR in Northern WI where we could charge a higher price point and manage ourselves part-time if needed.

Before I start the process of vetting PMs, I was curious as to what are some "less obvious" questions to ask Property Managers that would help me make a decision on who to hire.In addition, if I am a small SFH investor, wouldn´t I be better off with a boutique PM rather than a nationwide chain?
