Also regarding offers no body said you have to buy the property after you have submitted So do not put too much emotions when making an offer .

Hi, we have a 100 year old cottage on Webster Lake in Franklin New Hampshire under contract and need someone to look at the property with us to ensure its safety, viability and to do some work to it.Please let me know if you there is any body out there!

At that time wholesale and auctions seemed daunting so we mostly scanned the MLS, and zillow multiple times daily and after a we put an offer in for a 2 bed 2 bath with a 1bed 1 bath in the back of the property and got badly outbid!

I personally am not getting into real estate to work with my body, rather with my brain. 

I get it in writing personally to erase any ambiguity - email, text, consent on my website, I've even done it on a napkin and scanned the napkin to PDF format, take your pick, but always documented and never verbal. 

Any tips on how to approach people, especially seasoned Investors. what questions I should be asking, even help on body language etc.

When people work remotely with a CPA, do they just scan all that stuff?
