Quick Question about Existing Tenants / Cash for Keys

I normally would have required the tenant be out before closing, but, because I was getting this property dirt cheap and it was in a landlord friendly area, I estimated $1,000 in my costs if I had to evict and drag this guy through to the bitter end.

Craigslist wont let you post multiple identical ads with different subjects but the same content. they can detect if the content is identical and usually flag it or rival users will flag it.

You really can only charge them repair/ replacement costs, so if you make them pay now, then don't replace the landscaping, they could be bitter that you are just pocketing the money (in their eyes).

Jay Hinrichs so I have spoken to her about it and first off she is 69 years old .... the transaction took place 12 years ago and during that time I guess her and her husband lost a handful of properties to foreclosure so she is a little bit bitter and not really interested in cooperating and told me that I should be talking to a bank or someone else because they took the property from her.... which was false but either way she didn't seem interested in helping at all .... that's why I was looking to see if there was any other options.
