@Alvin Sylvainsadly from what ive seen on here The people who push cash for keys are usually left coast /west coast investors who are stuck in communist regime states that requires the landlord to bend over backwards for their tenants .

Other people just keep bending the rules, and feel that it's ok to not honor an agreement if one doesn't get caught, or if one has a plausible excuse.I don't think it's particularly any different whether the issue is an agreement about smoking or any of the other issues I mentioned above.
