@Alvin Sylvainsadly from what ive seen on here The people who push cash for keys are usually left coast /west coast investors who are stuck in communist regime states that requires the landlord to bend over backwards for their tenants .

Unfortunately to eliminate the most risk I have learned it is necessary to bend, and some times break, fair housing regulations to protect your business.

Other people just keep bending the rules, and feel that it's ok to not honor an agreement if one doesn't get caught, or if one has a plausible excuse.I don't think it's particularly any different whether the issue is an agreement about smoking or any of the other issues I mentioned above.

I had to bend the metal rod part inside at a good angle where it doesn't make contact with the top lid.

Some can bend, some can't.

Of course, if you can find a motivated seller (someone who NEEDS to sell their property ASAP), you might just get what you're looking for without having to bend over backwards like I'm eluding to above...
