The sheriff is the only person who may remove  property from the premises and this can be done only after the landlord has been  awarded a warrant and their personal property must be physically removed from  the premises described in the warrant.

One roof needs replaced (we are waiting on the settlement award from a class action for defective shingles), however the other is 14 months old ... so the roofer will be by tomorrow to see what went terribly wrong and to have the discussion about who is going to cover the repair of the 14' x 23' ceiling below (not to mention the insulation, etc).

That means you have at minimum a $300,000 deductible on any lawsuit (excluding defense, that's $300,000 in actual damages awarded).I understand lay terms verses insurance terms.
