I would hire process servers to serve notices, as these tenants sound unstable and possibly dangerous  If the pregnant GF is not on the lease, she is an unauthorized tenant and needs to leave. 

So you need to (pick your battles) on what you absolutely want to negotiate on and what is kind of an afterthought.As an example because restaurant servers know I tip well and do not try to nickel and dime  I get a much higher level of service.

and most 3rd party real estate servers will have a "pre-foreclosure" option you can find.

I keep track of my cash and get my taxes done and suggest you do the same if you want to invest but continue being a server.  

Spider Oak is awesome as well for backup.I personally use a network attached server (NAS) device with redundant RAID backup.

If not, at a minimum, they should primarily serve real estate investors in their accounting/financial practice.
