I'll admit its a great place to be and live however if you consider living outside of it while having easy access to it via the subway or train there's a great chance you lower your cost of living by purchasing a small multi family and living in one of the units.

Now, if I was looking to invest my life savings into a franchise business, like Subway, Chick-Fil-A, or some other type of business, I would be looking at investing hundreds of thousands of dollars into getting that business off of the ground, but I would have a pretty good chance at being successful because franchises are all about their systems, and these businesses have a proven track record with thousands of successful franchisees, so it is highly likely that I could be successful.

He/she is probably right, although I'm sure there are areas within Astoria where it's a little bit less of a bidding war (long walk to the subway, etc) and I'd think you have a punchers chance with an FHA loan in those situations.

Absolutely no outside water spigots due to use and frost issues.If I am gutting a bath I use moisture resistance sheetrock in the whole bathroom and for the shower I keep the older tubs in and use Hardee backer board with subway tiles.
