have a rental (multi family 2-4 units) needing major rehab. interested in learning what work can be learned/performed easily and what needs to be hired out to a contractor. recommendations for learning resources for DIY rehab (good youtube channels, etc) would greatly appreciated!

I would make some upgrades to the unit I occupy and then rent it fully after the occupancy requirements are met.

You can get a much better return on your investment elsewhere and with $500k you can buy 3 homes or a 4 unit.  

Even if one unit is vacant, others can keep cash flowing​​.Short-Term Rentals in Tourist Areas:Think vacation homes or properties in bustling city centers.

And 20% down for 2-4 unit DSCR.

However, my self interest depends on whether I’m buyer or seller! 

We Normally put steel posts nearby so no one runs into them.In the third picture one unit is just in front of the picture, then a second unit is at the far end on a post.These can be set off by deep fog, rain or sleet.
