From my understanding, as Delaware is a physical location state (by the Real Estate License Portability Agreement - (https://fitsmallbusiness.com/real-estate-license-reciprocity/), I am able to conduct business and receive commission as long as the deal is remotely conducted from my licensed states.

I have seen hot water heaters in bedroom closets but not furnaces.

The bedrooms are 53 sq ft, 73 sq ft, 91 sq ft and 86 sq ft.  3 of the 4 rooms have no closets...

Our current master bathroom and closet are tiny.

They did at my other place as long as it had a widow and closet it was a room.

As a general rule of thumb a window and a closet is needed to classify something as a bedroom. 

wall to close off a living room and create a new bedroom in my house hack... shouldn't be much more than just the wall, paint & finish, door, closet, touch-ups around the edges where they interfaced with the existing walls... typical adding a bedroom / house hacking things.If anyone has any recommendations for contractors please chime in!
