CRM we are currently using Keap, but may eventually move over to microsoft dynamics 365for real estate info we use vestmap, propstream, datatree and crexi for information on specific areas. 

Much of it is due to Microsoft and the companies/industry that spun off it.  

We are switching to dynamics 365 through microsoft.

This then sends the guests the gate code and is valid during the duration of their stay.In my quest to automate everything I used Microsoft PowerAutomate desktop.

Immediately after the signature bank crash on march , money moves to oil sector and big top ten tech company as well , that’s also with the ridiculous new AI bandwagon LOL :)but truth is even Microsoft has declining revenues due to stronger dollar ….and they had to cut employee …some of us here that is in real estate , financing especially commercial one … are the one that would be destroyed when there are prolonged interest rate hikes.There is no business that could sustain the impact of sudden rise of 300bps in 12 months.

My wife was pushing for a 2-4 unit as the returns are likely higher, but a single family home has significantly lower cash invested better to be 30-40k invested and find out it doesn’t work for the family than 100k.With that said the next deal will have to be 15%+ expected IRR otherwise I’ll just buy more google and microsoft.

When you do find that property, make a great presentation - I make on on Microsoft Publisher and send over a .pdf of about 5 pages with pictures.

@Michael Bennettn Microsoft Excel is a pretty easy program to use.

Here's a good tip: newer Microsoft Word (2013 and beyond, I think) can open up PDF's and automatically converts them to editable text.
