I try and stay in the same subdivision by not crossing main roads.

Is that crossing the line as doing work without compensation? 

It is a fine line, thats what i'm trying to figure out how to navigate without crossing that, but also not pushing the potential seller completely away if possible. 

You can cross reference with rent aggregators like Rentometer.com.

I also open up Airbnb and/or VRBO so that I can cross-check the properties. 

It's better to know than to be blind-sided and hopefully its something I don't end up having to deal with, but I'll cross that bridge when I get there.

Our agreement is for a structure shared by two properties, but we have found signification  cross-over from Private road maintenance ags.think this is too specific - google only came up with a couple free samples we could review.Any outlines from experience also helpful. 

I personally invest in La Crosse, Wisconsin with a mixture of LTR's and MTR's ranging from single family to small multi-family. 

Then cross reference property costs in those locations.
