Another possibility I looked into is simply leave the current SFH as is since we have long term tenant, but build ADUs on the lot.

But it doesn't seem to be riskier and more doomed to fail than BRRRR and other types of long term holding/land lording.  

Comparing just those two things, you would save way more money in the long run by avoiding the annual mortgage interest.

I’ve found that consistency and authenticity not only build long-term relationships but also open doors for lead generation.

As long you have a valid working visa to work in the states, you will still be able to apply a loan 

But house hacking, short/long term rentals, new build/ mixed use developments and  live in flips all have my attention right now. 

This is perfectly fine if you are going to be living there a long time, but I see people who use a home as a stepping stool home to a larger home in future and make it very customized to their liking but then when try and sell it, it does not appeal to the masses.

I would be curious as to what your lease says, and if the parameters consider something like a pest problem, your responsibility or the tenants responsibility.additionally, it is hard to find a quality tenant that is going to be a good steward of the home and will be long lasting with the longevity aspect, especially for that price for an apartment. 

While it provides opportunities for buyers who may not qualify for traditional loans, it's important to ensure affordability and long-term sustainability.
