Often utilities will offer a low cost / no cost energy audit (and will sometimes assist with remediation costs), depending on your situation.As Ashley Wishinski mentioned, Mitsubishi (among others) makes some nice "split unit" heating/AC units, although typical heat pumps generally start losing their ability to effectively heat somewhere between 20-30 degrees outside.

@Ashley Wishinski Thanks for the tips...This loan is assumable...His brother assumed the loan on 4 of his properties...Didn't buy these because he didn't want to bite off more than he can chew...Of course he took the better properties, but these are still pretty cash flow friendly.
