I've actually had a lot of success renting by the bedroom in the Sedona & Verde Valley (Arizona) area.

Just my 2 cents.Hi Scott,- I utilized the brokers information and then did my own research in 1 bedroom comps around the area and the 2025 Small Area FMRs for the county which are $730 for 1 bedrooms.

We are a great fit for beginner investors.

So don't be confined to just areas/markets that you know people in!
