Once I have some really great answers to this question, I will create a new thread in the new FAQ forum, and through the magic of computers, make it appear as though these amazing answers all came in order.

I looked on the real estate commissions web site and didn't find anything helpful. 

There appear to be a ton of them – everything from bed bugs and renters insurance to smoking and outdoor grills.

Since it appears you are out of state like I am, you need to sign with a property management company or an agent of some kind and pay them to do a site visit at least monthly, maybe even weekly to make sure the contractor is doing what he says he is doing.

@Darnell HendersonI recommend contacting Gilbert Garcia Group in FL to handle overages and surpluses.The cost should be around $750-$1,500 depending if they have to appear in person at court.Best,Dave

From my research, RE programs appear to be regional; in the Northeast, NYU and Cornell have good programs.

Furthermore, you may only do it to make yourself feel better about what now appears to have been a poor choice.

@Alli Issa  some property is just functionally and socially obsolete... it appears that area is that way.unless there is some massive effort by the city to pump money into the area to change those characteristics then in my mind its extremely risky . work on something else.. even for free those are not deals.
