I would suggest to use the 10k as down payment on a fourplex.

My suggestion is to raise some cash for the rehab such as selling stocks, bonds, etc or maybe partnering on a deal if that is possible. 

After many late nights of reading and studying,( my wife complaining I was spending too much time doing so) the time was coming for me to make a decision.

Also, if anyone has suggestions for HML / JV partners that are willing to lend in the area, I am all ears.
