New member, not much real estate experience

Hello,

Checking out the site.  My wife and I are mostly retired and are considering different options for some long-term plans we have.  We currently live in Northern Virginia and own our home, but are considering selling it to move to North Carolina to be closer to our kids and grand kids.  We are possibly looking to buy a duplex as investment rental property, live in one side and renting out the other side to supplement our retirement income.
