We are under contract for $100,000 with a $2,000 credit at the table for some minor repairs including termite treatment :-|  We plan on spending an additional $1,000 on landscaping and a few other items.

We will go to the property free of charge while it is under contract and provide them with a full interior and exterior video of the home, with it being narrated as to what we think of things as we are walking thru it ( How the walls look, carpet cleanable or replacement needed, landscaping, street traffic... etc.) we also give them a full professional investor assessment of the home.

Exterior and Interior paint, all new flooring, kitchen completely replaced, bathrooms completely replaced, full landscaping front and back, electrical box replacement, new interior doors, new front door, tear down interior wall, clean all of roof and gutters...and I'm sure theres some other stuff to. 

I have also noticed some formatting issues where the post score leader board info is off page unless you turn IPad landscape (amount at other issues).

Buying a flip in the snow leaves a few unanswered questions and my appliance budget is getting blown up by the landscaping that needs to be done.

Most Private loans will involve a balloon in 5 to 10 years, at which time you’ll need to refinance at the current market rate, and may have difficulty finding a new lender depending on how the landscape has shifted.  

I've looked at the Chicago Tribune's monthly crime statistics and it's not hideous.
