Selling Florida SFR (former rental) - any ideas on fixup?

Here's a list from my agent about things to fix.  Any other thoughts or suggestions are welcome for selling.  I will have more info once the tenant is out after this weekend.

Thanks!

House:

1. Clean or replace the carpet in the bed rooms.
2. Re-caulk around the shower and tub in the master bath. repair or replace tub fixture in the hall bath it's broken.
4. Repair closet door in bedroom . it's missing a track pin.
5. Paint where needed.
6. Paint and replace hardware on the front door .
7. Landscape for curb appeal.
8. Repair or replace screen door on patio. make repair to screen room gutter(damaged).
9. Build an enclosure around the wash,dryer and water heater. The screen room is 31x12 so you would still have a lot of room on the screen porch.

Detached garage:

1.Replace roof. ( leaking and is at end of it's service life.)
2. Clean and paint .
3. Replace and repair electrical and light fixtures.
4. Repair walk -in side door doorjamb.( rotten wood).
As for the garage door, I don't think those doors can be repaired, so replacement maybe your only option? I also would cut down a small tree for easy access to the garage.
