If I recall correctly, when I wasn't my own brokerage, I could do 3 personal deals per year with the brokerage and all I had to pay was a $250 file review fee to the brokerage to make sure the file was done correctly in case we got audited.

This will normally result in less upfront/annual filing fees.ExampleProperty is in NY and LLC is formed in NY - Will result in paying fees to NYProperty is in NY and you initially form LLC in MA - You will be required to register the LLC in NY resulting in fees to NY and MA.If you decide to choose to acquire properties in FL and WI - The LLC would be required to register to do business in those states.Let me know if you have any additional questions.

The property needs some work and certainly isn't up to my standard of living, however there have been VA tenants living in the property for years who seem to be ok with it as-is, or so I'm told.
