Long time lurker, first time poster.Park is 20 Units, all but 2 are park owned.Paid 215,000The PLAN was rehab units, fill occupancy and sell the park when it was stable for around the 4-500 mark.Fully rented the park should bring in 8-9k per month, and about 500 in monthly expenses.Once we closed on the park the "Zero delinquent" tenants all of a sudden stopped paying and some haven't been paying for many, many months.

@Ryan Cu hey Ryan, I had a similar issue when I bought my first property; I was changing jobs so without stable income it was difficult to qualify for the mortgage (even though I had money saved up for the down payment).

Look for long amortization periods, long terms, low loan constants, no lock-outs, no defeasance, reasonable pre-pays that dwindle with time, and stable underlying floaters with small spreads for the yield past the fixed-rate period in the loan.

Once you have 12 or so units purchased with residential financing it will only take a few years in a stable (slowly appreciating market) (probably 2-5) to pay down the mortgages sufficiently to cross collaterazlize of cash out refi those units for another group of units.

Heard from the property manager today that she's expecting applications from four young men who plan to live in the property together and split the rent.I've always preferred to rent to families as I find them to be generally more stable, predictable and will generally take better care of the house.

My point in saying that is there may be other tenant pools that work for you that are more stable.
