What would you say is the best areas around Kansas City, MO, that you have had the best luck with rental properties in?

Rather than area, look at price point.  I had this discussion last night with a property manager that manages in our area and its pretty standard.  If you have low end housing, with low price points for rents - say under $600 in Kansas City, then you have more repairs and more problems with tenants.  When you have nicer properties with higher rents, its so much eaiser to manage.  His price point is something that would command $1200 a month in rent or MORE - his sweet spot was about $1600 a month.

I totally agree with him.
