Buy buildings with your own cash and track record.

You need to secure right of way from a neighbor first (recorded easement) otherwise the property is pretty much useless which is probably why the current owner is trying to sell it.

I travel to Orlando every 3 months and stay for a couple of days since I live in Miami.  

It can also make the process require more money because most lenders want a larger down payment from an LLC with no track record and you may have to personally guarantee the loan anyway.

Sure there are lots of other avenues you could pursue but it's best to know yourself before you travel those roads. 

There can be a ton of paperwork, and some banks can get caught up in bureaucracy, but environmental inspections, appraisals, any other "Phase 1's," etc. are all standard.1 - I'd say 60-90 days is a generous closing period for a property & buyer both with good records and have their ducks in a row.2 - Of course. 

For example in my county the records aren't even electronic.

I house hacked my 3/2 throughout residency to travel nurses and now it is rented out with a year lease to a nurse.

Second problem is when I looked up the tax records on CAD it was last valued at 60K.
