So before anything, I recommend you find a GC who has experience in both design, regulations and construction of granny flats (ADU). 

So, to sum up a 5 year journey in a few sentences: My wife and I are putting the finishing touches on our design-build company, and are working on the systems used to manage investor projects.

Every day they come in with nice cars, fast food, designer brand clothing, newest smart watch, etc.

Then have them demand a 15 page report they designed from every HUD and every REO in the county.

Definitely nice to see how Podio functions with pre-designed apps and be able to start implementing Podio for our real estate business without an unnecessary learning curve.  

I use software I designed for this purpose so I'm consistent and fast.

In the meantime I was looking into leasing to a farmer to grow corn or cotton (both are very popular here) or to grow, cut and then sell firewood on, however it’s really hard to find tips or information on how to calculate the cost or manage land and there is not a section for it on BP.

Listen to the podcasts and pick up the popular books that are mentioned a bunch in subject you want to learn about.

Keep in mind that many of the popular/expensive neighborhoods in Philly were once distressed.
