Being new I took the time to get educated on the subject by the teaching of a few mentors, tons of bigger pockets youtube videos and a few good books I picked up along the way.

Secondly, is it just me or is the real estate in Girdwood, AK slim pickings or what? 

Another tactic would be to invest in a fund that has residential debt as its primary asset class, this way you are a passive investor along side other investors and your funds are spread across multiple assets which helps to spread out the risk.

Once you have decided on the type of investing  you want to specialize in I would suggest you research it so you have a high level knowledge of the moving parts of the investment class and know how to evaluate it.
