I looked for the answer to this question in the various threads but could find an unequivocal response, so for the avoidance on any doubt here is my situation/question. 

I really likes his personal approach and he was available via email and phone to answer questions and give some advice...So ..

So classic accountant answer: It depends. 

This is a difficult question to answer because having a midterm rental doesn't equate to a certain room count or configuration.

They forget to mention the $43k is not their return, but return on principal and thats all you are getting from your original $120k...

We went way over budget because of this and it also took longer than we were originally hoping.
