In my personal opinion many people latch onto W2 income for far longer than necessary.

I agree with you 100% not to get into the business to be emotionally attached to tenants and that end game your focus should be maximizing how much your property is valued at.My question to you based off that is in your opinion, based off your experience, when dealing with inherited tenants, do you view them as assets or liabilities? 

@George LiIn my opinion you need to do whatever it takes to designate your property within the 45 day window.Be up front with the different agents and if they don't want to work with you then move on as time is of the essence.Happy hunting.

If you're afraid to become too involved, that isn't servicing your client as best as you could in my opinion.

Changing the streets from one way to two way has not improved traffic flow in my opinion and I have lived in the area 60+ years.

Hello everyone,I'm meeting with the seller's realtor to view a property in a suburb of Charlotte, NC and I wanted to ask you all what kind of questions you have asked in the past to find out good information about the area and property.Here are the points I already plan to hit:Why is the seller selling (Always a go to)What's your opinion on the rental market right nowWhat's your opinion on the real estate market right nowWhat would you say is the reason this home hasn't sold yet (28 days on market)Do you live in the areaWhat do you like about the areaWhat I'm trying to think of is more thought provoking questions that will get the realtor to reveal his true feelings about the area.The reason I'm prying is because it is a relatively small town with pockets of higher valued houses but there doesn't really seem to be any rhyme or reason. 

It really should not matter in that scenario if the $3k is on one card or spread out across all 21 in my opinion.
