On February 1, 2017, Measure JJ (Renters Upgrade Act) became law, which introduced the following tenant protective measures:Landlords must obtain Rent Board approval before imposing a rent increase higher than the annual permitted increase.Protection for just cause evictions was extended to units built prior to December 31, 1995.Landlords or individuals assisting a landlord who endeavors to recover or recover possession of a rental unit without just cause may face a civil penalty of three times damages and attorney’s fees, including a trebling of damages for a mental and emotional injury if the landlord acted in knowing violation or reckless disregard of the rent ordinance.Anyone who engages in one or more of sixteen enumerated actions or omissions against a tenant in bad faith may be subject to a civil penalty of three times damages and attorney’s fees, including a trebling of damages for a mental and emotional injury if the wrongdoer acted in knowing violation or reckless disregard of the rent ordinance."

But isn't there already enough of a craze going on in stuff like that and with the whole Robin Hood mentality that we should have little interest in encouraging bright-eyed and busy-tailed amateurs from speculating on such stuff?

This is one of them.Inform the tenant that having old food around the place is the likely attractant for the pests and that this is a serious health and safety issue and you need them to clean up their unit ASAP.

I am still working a full time job so that i can manage my bills & health insurance for family. 

Just keep your eye on things like mental health/addictions and family, those are the gotchas that are less obvious than, say, race.

That is more of what I am supporting, protection from bad landlords.However, I do agree that the way these bills have been written (from my understanding again I'm not a lawyer and don't play one on TV) are a huge overstep and would hurt people on all sides.In my opinion the state should be focusing more on improving the health of their small businesses and creating jobs.

I am trying to mentally wrap my head around investing in markets that will provide the best return and not limit myself to geography.

The best answer I’ve heard is that you do want an LLC to protect from loss in the case of a serious family health complication.

I believe the ‘everyone there’ mentality is to help fix last minute issues that someone didn’t catch earlier.
