They have the money but just like any municipality, lots of red tape especially since it's not something not on their annual budget.Get the media involved, great thought!!

Have not done a deal yet but have been using social media for connections with other investors.

This demonstrates the media contribution to buy it,   You can afford it, let me show you...   

I perform preliminary background checks including social media searches on all new prospective tenants and lease signees'. 

Give them grace on any late rent fees to encourage them to pay now.Hopefully the parties involved have integrity and will do the right thing.

I also appreciate your reference of paper media as a tool to help with displaying the results of such an effort; it reminds me of something like a Rand McNally Road Atlas :)My hope is not to find an encyclopedia-depth of information presented in a visual form, but to identify the basic building blocks of the 'common' or 'stereotypical' real estate transaction, and for that information to be presented in a visual format like a diagram.

I personally attend meetups and REI groups to network and network on social media.

Aside from hard work put these thoughts to work - Integrity First, Listen to the clients/sellers/buyers, and treat all persons involved in any transaction with Respect and Dignity.  

Until that happens, it seems to me that the average investor not willing to comb through 200 pages of disclosures are just taking a gamble by "liking the theme" and hoping that the underlying management company knows what they are doing and executes the plan well w/full integrity.  

I am looking forward to taking this experience and integrating into real estate.
