It will need some time for the technology to mature so the product is a bit better than what it currently is to make an impact I think but the only properties at risk would be the lower quality inventory on the market IMO

What hasn't been mentioned is that the reason why rates (and really only longer maturity rates, short term rates are still near 0%) are rising, and that's inflation. 

There is a large fixed cost with any cabinet install, so spending and extra few hundred bucks to actually make the kitchen great could be worth it.

So I feel if I flip a couple bucks more on nicer looking updated appliances and fixtures they’ll never want to leave!

My experience has been that these facilities can fill to maturity very quickly.

I'd love to hear for you all about the greatest bang for your buck and straight up smart renovations you all love doing to save some money that still makes your tenants (and appraisers) happy!

While house hacking will definitely get you the best bang for your buck when everything is considered, there isn't a one size fits all strategy for it.

Rent by Room worked well in early 2000s and it still works well almost 20 years later.If you plan to rent to a family, definitely look at suburbs outside beltway (best bang for buck IMO).

You might want to get some other rate quotesI'd be focusing more on the rate than the closing costs which are more or less fixed (you might be able to shop the lender title ins policy and save a few hundred but is it worth slowing down the refi to save a few bucks or lock in what's there now and pocket the $77k cashout?)

Total cost could be less than $200 bucks.
