I personally know people who bought brand new, multi-million dollar, beautiful luxury homes, only to have serious foundation settling over the first 5-10 years of ownership (and the repair bill was in the hundreds of thousands!).

My construction focus has been on luxury homes and I am switching directions to build single-family rental neighborhoods. 

Take a year and 1- listen to a BP Show per day, 2-cut your living expenses as much as you can believe it or not you can find $1,500/month by reducing rent & car & cutting luxury expanses and in a year you will have $18,000 - this will suck but it’s an investment!!

We’ll I’ve found that nearly every property manager in the area has the luxury of picking the higher end properties to manage, so they keep passing on my potential property.

It's a luxury, not a necessity.

Haven't found a list for luxury vacation rentals yet..Do you own or invest in any of these areas? 

My perfect situation is owning 2-4 properties, each being a multi unit of 4-8 units, on the higher end side/luxury.

I use Luxury Vinyl Plank flooring on my rentals.

All proceeds made from the business I don’t eat it for lifestyle consumption it gets reinvested back so its one of two things - you may need to feed yourself from a business but have the luxury of giving it atttntion full time or you can supplement it with a job and Partnerships which is what I do today.

I worked for a luxury RE office in Vegas for years and saw the difference between the people who made it vs. those who didn't.
