Was repainted 2 years ago at $6k but can do it for $2500 this time. 2) Fix all the little things, cracked light switches, door knobs, etc...3) Replace fixtures and can lighting that look yellowed. 4) Deap cleanSuggested things but not sure:1) Paint all cabinets white.

PM is too lightly used here, selection of a good company to do tasks and meet ALL terms set by the parties is the most important factor, lack of communication and not a well defined scope and specs (if not none at all, just words of imagination) is the most ugly contract of them all.

There are not very many people that have developed pocket neighborhoods in Portland, but if you want to talk to two of the best then I would try reaching out to @Mark Desbrow at Green Light Development who has done two pocket neighborhoods I believe, as well as Eli Spevak from Orange Splot who does amazingly creative work and is also a pioneer of pocket neighborhoods in Portland.Currently there is a proposal in Portland called the Residential Infill Project that seeks to provide a path for more pocket neighborhoods to be developed, but it is a rocky road and some of the latest versions have really dwindled down the policy's potential effectiveness.If you want to check out another great pocket neighborhood while you're in town but want to escape Portland go to White Salmon, WA in the Gorge.

Don't forget about the little things like hings, door knobs, light fixtures, plumbing fixtures, switches and outlets, cabinet handles and knobs, permits, etc.

He didn't go into specifics, but I don't think he means putting granite in a formica neighborhood, but it may mean putting in stainless appliances and foregoing the vinyl for laminate or tile.A couple months ago I was walking through a unit my buddy was light-rehabbing after tenant move-out.
