Ok, question just to feed my curiosity, how long did it take you pay off and ar least double your initial educational investment?

If @Matthew Botos is needing to feed that nerd-dom and has some serious free time - together with a real estate agent who would willingly provide the comps - it might be possible to see if there is a greater rise in rents/property-sales-prices in areas near a light rail just after it opened, compared to those at some specified distance from them.

I guess it's a part of human nature - a lot of the hype feeds on the two most powerful emotions, greed and fear.

If you are able to consistently close on deals they feed you, they will begin to trust you.

It yells it get's fed, or it burns a city down and than get's feed. 

If I was in your shoes I would probably figure out how to fairly compensate the one unit feeding the laundry room.
