Joined the Air Force right out of high school and have been in for six years now.

I am an Air Force veteran and currently an aircraft electrician hoping to find financial freedom and a career change through investing.

It's a breath of fresh air to talk to anyone with an investor's mindset.

We've purchased foreclosures which we rented for a years and sold last summer before I deployed with the Air Force to Africa for a year.Currently I work in the aviation industry in Miami but really want to somehow make the transition into real estate investing full time and am looking for professionals to align with.

Investment wise I like Jacksonville best for residential investments, Orlando for air bnb, and commercial depends on the deal.

For example, in conducting a high level due diligent assessment of package rooftop units at each location, we were altogether surprised by the deficiencies and deferred maintenance encountered during our assessment of the rooftop units given dirty air filters, worn fan belts, rusty and plugged condensate drain pan openings accompanied by condensate backup leaks down into the structure below mistaken for a roof leak by the building occupants inside, etc.

Is it a baseboard hot water system with a boiler for a forced hot air unit. 

From what I can gather, I was beat out by investors that paid asking price or higher, even when the property wasn't even worth that much based on certain factors (year built, additions, presence of Central Air or not, etc.) .So I guess my first question here is what am I doing wrong?
