Do you see any improvement in my strategy. 1) to get more out cash flow on the first property (may be cashout refinance for 30 years the payment goes down in a couple of hundreds of dollars hence increasing my cashflow instead of Airbnb )  2) to get the maximum cash out route to finance the next unit (LOC or cash out refinanced ?) 

Is just saying that you have "access to rental listings" (which is true, VIA the MLS) compelling enough to get renters to reach out to you?

They have a report from an attorney posted that shows about $1,000 in tax is "still due," and that shows an $18k lien from a home improvement company and a $228k lien from the lender. 

After the super-bowl a few years ago, the city earmarked millions of dollars to improve streets, roads, bridges, and infrastructure.

During the time you are working toward the 2 year mark concentrate on improving your credit score, living frugally to save every penny and developing relationships with other investors.Choose your friends and associates based on them having money and being interested in real estate investing.

I'm a RE accountant, so my reply is based on complaints/praises I hear from my clients.Investors prefer to have one lawyer for everything REI: LLC formation, closings, private money deals, evictions, litigation and whatnot, even though it's often best handled by specialists.Number one complaint is accessibility.

And I'm hoping that as the economy there improves, the rents will go up, too.
