Looking for a good agent in the Vernal, Utah area

I live in Utah County but have family in the basin. Vernal has seen a down swing in house prices and I’m wondering what your opinion is on current trends and the future. Also curious if anyone would know vacancy and rent rates. I’m very interested in making a purchase there if it makes sense. If you are an agent in the area or know one let me know. Thanks

Replied

I bought a 5 plex in Roosevelt, about 30 minutes from Vernal, about a year ago.  Real estate prices along the wasatch front were too high to make sense and prices are lower in the basin.  It took me a few months to get it rehabbed and rented but it's now a nice money maker for me.  I got it for a good price and there were several other options with similar returns.  My property manager didn't seem worried about renting it and they rented fairly quickly.  Rents are definitely lower than along the wasatch front, but as long as the numbers work when you buy it, you should be able to make money.  And I'm hoping that as the economy there improves, the rents will go up, too.  The feeling in the basin is that there are more jobs this year than last year and that it is starting to slowly recover.  A friend of mine from Vernal is my real estate agent and did a great job.  She understood what I was looking for and took good care of me through the whole process.  Her name is Brittany Von Arx and she is with Freedom Realty.  She's sent other leads my way since then, but I haven't bought anything else yet.
