After identifying properties and marketing through direct mail, what is your next step to purchase?

Hi everyone,My name's Nate and I'm a 24 year old senior finance student who's interested in real estate investing, acquisitions, and development. 

I have been learning and researching about real estate investing for the last 2-3 years and have identified that I would like to utilize owner occupied multifamily units as my entry way into real estate investing.

I reached out to Clayton again and was told that Oceanpointe was basically not following through with any renovations and that HE was going through with developing a property management company (Blue Sky) to transfer the property and complete the renovations that weren't done by Oceanpointe.  

A Solo 401(k) is a qualified employer retirement plan, and needs a legitimate business activity with no full time employees to act as a sponsoring employer.You can read all day long on BP and get into paralysis of analysis, as well as digest some less than accurate information on the topic, to be sure.Alternately, you can read up a bit, with the goal of identifying a few professionals in the field, and then get on the phone. 

We've got a University in town and a ton of new businesses and housing developments are going up left and right.

I've read the book "Real Estate Note Investing" and ready to learn more about purchasing notes.Any advise/suggestions on developing a plan and  where to start would be greatly appreciated.
