Sounds like you are stuck between a rock and a hard place.I love that area of Chicago and completely see the gentrification happening as you mentioned. 

I am currently just starting out, and going crazy trying to pick the most effective tools to really Rock, and nail down some clients.  

Hello Little Rock BP community,I purchased my first 2 rentals out of state last year in little rock, AR.

It's a beautiful, mid-century custom home, over 3000 square feet, with lava rock walls, epoxy flooring, brand new kitchen, and tons of fun retro touches.

Unless you expect your financial position to change rapidly you could be setting your self up between a rock and a hard place.

Think movie stars who use names that are not their own like Cher, Madonna, Fitty Cents, The Rock, Vin Diesel, Wrestling starts , etc.Seventh, never give anybody your home address, or your home land line phone if you have one, even a fax number at home. 

WE like performing notes for SIDRA's that are well underwritten up front .. these are pretty rock solid and like @Mike Hartzog mentioned if your in a defaulted re performer and you need lots of capital to secure the asset it can be tough if you don't have adequate reserves in your sidra and you cant put anymore money in it.I have seen this foul up those that buy rentals in the sidra if they are not careful .. you just need to be cognizant of that and make sure you have PLENTY of reserves in the SIDRA itself.. 

If not, then acknowledge that you’re exchanging rock-bottom prices for peace of mind and be decisive when the perfect home pops-up.

Always have the mindset that the next call is the next deal and rock it out.
