For example , say I net $8,000 from a wholesale deal, do I put that 8 grand into an account and use it for my next investment?

The gentlemen is moving to be closer to his grand kids.The big question is - How do I take down this fish, or am I way out of my league? 

We also use Assurant as that can offer a daily insurance rate, sometimes the numbers work better that way if you dont want to shell out a few hundred bucks or a grand.

My other layout advice would be to take out the wall from the dining room into the living room opening up a grand L-shaped kitchen (preferably in white)with one level, rectangular island and minimum 4 stools.

The way I see it, if I sell I lose about 10K (between the house probably selling a for a couple grand less than I paid, closing costs, and commission) which means I would have to own the house about 6 years before I reach the 10k mark. 

@Wz Michael generally a property that was legal at the time is grand fathered if the areas is rezoned but you need to confirm that is the case here.

Have another account with 6 months of expenses, which includes all expenses, not just emergency--that trip to Russia, Sweden, and Germany, another for Hawaii, funds to fly out the grand kids a few times a year, household expenses, all the rental expenses, maybe a new car, whatever you typically would spend on 6 to 12 months. 

Hello Everyone,I am working on putting together a bulk package of rental homes in the Grand Rapids, Michigan area and thought I would turn to the community. 

My first home is a single family 3 bedroom 2 bath house in the Grand Rapids area.
